Responsible Short-Term Rentals in Bazley

A number of Bazley homeowners rent their properties out as short-term holiday accommodation. Most manage their properties responsibly and most guests cause no problems. Unfortunately, there are times when neighbouring homeowners are subjected to excessive noise, speeding, overcrowding, drunken or disorderly behaviour, fireworks and other unacceptable conduct.

Managing a short-term rental can be a balancing act. However, income should never come at the expense of neighbours’ safety, peace or enjoyment of their own homes.

If you operate a short-term rental

If you rent out your Bazley property, particularly if you do not live here permanently, it is important to put measures in place to protect both your property and your neighbours.

This includes:

  • Checking booking requests carefully before accepting them
  • Asking the reason for the visit
  • Confirming the number of guests and vehicles
  • Enforcing the maximum occupancy of the property
  • Not allowing parties, events or unregistered visitors
  • Sending guests the house rules before they arrive

Simply handing over the keys and collecting the rental is not enough. Owners remain responsible for managing their properties and should be available—or have someone locally who is available—to deal with problems while guests are staying there.

What can affected neighbours do?

If guests at a nearby property are causing a disturbance, the first step—where possible—should be to contact the property owner or manager while the problem is taking place. This gives them an opportunity to deal with it immediately.

When reporting an incident, keep the information factual and record:

  • The property address
  • The date and time
  • The nature and duration of the disturbance
  • Whether the owner or manager was contacted
  • What response was received

If the problems continue, keep a record of each incident. Photographs or short recordings taken from your own property may also help support a complaint.

Please avoid confronting intoxicated or aggressive guests, entering the property or posting accusations on community WhatsApp groups. Threatening behaviour, violence, suspected criminal activity or an immediate safety concern should be reported directly to SAPS or the appropriate security provider.

Noise and ongoing nuisance complaints may also be reported to Umdoni Municipality. Ask for a reference number and keep it with your record of the incident.

Reporting a property to a booking platform

Where a property is advertised on a rental platform, repeated disturbances can also be reported directly to that platform.

Airbnb

Airbnb has a dedicated Neighbourhood Support service where neighbours can report parties, excessive noise, safety concerns and other disturbances linked to an Airbnb property.

When contacting a booking platform, include the property address or listing link and clear details of what took place. A factual record of repeated incidents is far more useful than a general complaint.

Short-term accommodation can remain a positive part of Bazley, but only when it is managed responsibly. Careful booking checks, clear rules and consideration for neighbours can prevent many of the problems currently being experienced.
